Is my Loan Estimate a good deal?
A good Loan Estimate is not the one with the lowest-looking rate. It is the offer that remains competitive after you align the terms and compare payment, lender-controlled cost, credits, cash to close, and your timeline.
The direct answer
Compare estimates issued close together using the same loan amount, program, term, and lock assumptions. Then judge the payment and lender cost together over the time you expect to keep the mortgage.
A worked example
A lower rate can still take years to pay back.
Assume a $400,000, 30-year fixed loan. Offer A is 6.25% with no points. Offer B is 6.125% with one point costing $4,000.

Lender credits
Credits reduce upfront lender cost but commonly accompany a higher rate. Treat a credit as a benefit, not as a fee.
Monthly payment
Separate principal and interest from mortgage insurance, taxes, insurance, and escrow.
Cash to close
Reconcile down payment, closing costs, deposits, credits, and adjustments without confusing cash to close with lender pricing.
Cost over your timeline
Test extra upfront lender cost against how long you realistically expect to keep the mortgage.
Red flags
Pause when the numbers do not line up.
The offer differs from the conversation
The product, points, credits, or lock status are not what you requested.
The low rate is expensive
Added upfront cost has no clear break-even inside your timeline.
Outside costs look artificially low
Taxes, insurance, prepaids, or escrows differ materially without explanation.
The lender cannot explain the gap
Ask which assumptions and lender-controlled charges create the difference.
