What lender fees can I negotiate?

You can ask a lender to reduce or waive lender-controlled charges, improve the rate or points, or match a competing Loan Estimate. You can also shop separately for services listed as shoppable. The strongest leverage is a comparable written offer.

The direct answer

Ask about the total origination charges first, not just whichever line item has the most negotiable-sounding name.

Lenders may label application, processing, underwriting, administration, verification, or rate-lock charges differently. Compare the total and ask the lender to match or beat a competing offer without raising another cost.

Negotiation script

Ask for the same loan at a better lender-controlled cost.

“I have another Loan Estimate for the same loan amount, product, term, and lock period. Can you match the rate and reduce the total lender-controlled cost without increasing points or removing the lender credit?”

Review the revised offer as a whole. A lender can lower one fee while increasing points, rate, or another charge.
